Real estate - 20% down payment (escrow deposit) due from the winning bidder upon conclusion of auctions with closing within 30 days of contract date. Escrow monies to be deposited in our escrow account and held until closing. Patterson Properties and Auctions are agents for the seller unless otherwise noted. All property, real estate, items, equipment and merchandise are sold as-is, where-is unless otherwise noted. Seller is responsible for owners title insurance, pro-rate applicable taxes, pay off of any mortgage or debts owed on real estate, deed, and their attorney fees. Purchaser is responsible for any and all other closing fees.
Any and all defects known to the real estate or items and sold through Patterson Properties & Auctions will be disclosed to the buyers. All real estate to be transferred with a fee simple title.
A 10% Buyers Premium will be added to final bid to determine sale price.
