The Mobile home appears to be in good condition with front and back covered porches. The central H&A isn't currently operational (we will try to have that running if it is a simple repair).

Mobile home has a metal roof, vinyl siding and a gas line for an LP tank.

There is also an underground storm shelter that is dry and appears to be a fairly recent addition.

The land is level to rolling, mostly wooded with mature oak and hardwood trees. Paved county road 59 with city water and Florence Utility power.

There is a 21ft X 21ft metal carport, a 12X16 metal storage building and a 10x12 metal storage building that we will offer separately, to be moved by the purchaser.

Real estate - 20% down payment (escrow deposit) due from the winning bidder upon conclusion of auctions with closing within 30 days of contract date. Escrow monies to be deposited in our escrow account and held until closing. Patterson Properties and Auctions are agents for the seller unless otherwise noted. Seller is responsible for owners title insurance, pro-rate applicable taxes, pay off of any mortgage or debts owed on real estate, deed, and their attorney fees.
