Real estate - 20% down payment (escrow deposit) due from the winning bidder upon conclusion of auctions with closing within 30 days of contract date. Escrow monies to be deposited in our escrow account and held until closing. Patterson Properties and Auctions are agents for the seller unless otherwise noted. All property, real estate, items, equipment and merchandise are sold as-is, where-is unless otherwise noted. Seller is responsible for owners title insurance, pro-rate applicable taxes, pay off of any mortgage or debts owed on real estate, deed, and their attorney fees. Purchaser is responsible for any and all other closing fees.

A 10% Buyers Premium will be added to final bid to determine the sale price.

Pier permits, water access or any structures to be built within the TVA boundry line must be approved and permitted by TVA Shoreline Management. Patterson Properties & Auctions makes no guarantees as to the approval of such requests or permits.

Any and all defects known to the real estate or items and sold through Patterson Properties & Auctions will be disclosed to the buyers. All real estate to be transferred with a fee simple title.

After a physical inspection of the property we have discovered that the is a hollow, ravine, ditch or depression that has been used to dump shingles in the past. We have no idea how many shingles have been placed there or for how long. It appears that some dirt has been placed over the shingles. Also visible are some old appliances that have been buried along with the shingles. We know of no environmental hazards but will have the winning bidder to sign a waiver regarding the dumped shingles and appliances. Property is selling as-is where-is. We encourage potential bidders to inspect the property prior to purchase.

Property will be offered in 3 separate tracts and as a whole. There will be a 5% combination fee to tie the tracts back together after they are sold separately. If the tracts are successfully combined the bidders on the individual tracts will be allowed to bid on the entire property but not the individual tracts. Once it goes back together as an entirety there will be no more combinations.

Winning bidder is responsible for the personal property or equipment upon conclusion and end of each individual drop of the auctioneers hammer for on-site auctions.
